How To Compose and Mastering an Agreement For The Deed Of a Land Sale Agreement


                             DEED OF LAND SALE  AGREEMENT
                                  Total Value-7,20,000/-(Seven Lac Twenty Thousand) Taka
                                   Advance : 2,40,000/- (Two Lac Forty thousand) Taka
                                    Balance : 4,80,000/-(Four  Lac Eighty Thousand)Taka
                                    Area of Land : 27 Satak or 13.5 Ganda or 1080 Sq.Meeter Nal.
                                      Mouza-Wahidpur, P.S. Mirsari,District-Chittagong.
                      This agreement IS MADE THIS THE ......th day of .........., Two Thousand Nine of the Christian Era.

BETWEEN

M/S. L.S.I Industries Limited Represented by its Managing Director CHEN CHIN LI and Director MS WU LI CHUAN of Plot No. 61-72, of Dhaka Export Processing Zone (Extension area) P.S. Savar, District- Dhaka, Bangladesh hereinafter referred to as the "Land Purchaser First Party" which expression where the context so admits shall administrators, executors, legal representatives and assigns, of the

AND
NARAYAN CHANDRA NATH S/o-Late Bani Madap Nath of Village-Whaidpur, P.S-Mirsari, District-Chittagong, hereinafter referred to as the "Land Owner Second Party" which expression where the context so admits shall administrators, executors, legal representatives and assigns, of                                   
                                                                                                    -----------------SECOND PART.
WHEREAS :   The 2nd party are in the absolute possession and ownership of the schedule land by way of inheritance from their predecessor. 
WHEREAS :  the land owners 2nd party are in the absolute possession and ownership of the schedule land since inheritance from their predecessor without any interruption from any other.
AND WHEREAS :   The purchaser 1st party is interested to purchase the schedule land  and Second Party has proposed to offer for open sale the schedule land to the 1st party.
AND WHEREAS : the Land Owner 2nd Party as proposed have to sale the schedule land of 27 Satak or 13.5 Ganda or 1080 Sq.Meete at the Rate of Taka Per Ganda 53,332/- (Fifty three thousand three hundred Thirty-Two)Taka only and its total Value 7,20,000/-(Seven Lac Twenty Thousand)Taka and sum of sub-total taka 2,40,000/- (Two Lac Forty thousand) Taka only as advance to the 2nd party  by the 1st party for agreement of sale deed and Balance amount of Taka 4,80,000/-(Four Lac Eighty Thousand) Taka only will be paid to the 2nd party at the time of sale transfer of ownership deed registration.
AND WHEREAS -the 1st party is agree to purchase the schedule land as above stated value. The 2nd party has liable to arrange to all Formalities of the documents, paper and taxes clearance from the A.C.Land and all others related office and also liable to pay the double amount to the 1st party if fail to sale deed registration.
AND WHEREAS : The 2nd party and 1st party are agree to register the sale deed with in Two month from today after completion of this DEED OF LAND SALE AGREEMENT registration.
AND WHEREAS : The Land Owners 2nd Party have proposed to transfer the Schedule land in favour of the 1st party in exchange of agreed benefits as above.
AND WHEREAS : The 2nd party if fail to consist of sale deed registration in the name of the 1st party of the schedule land. The 1st party have the right to take shelter under the law and register the schedule land through court without intervention of 2nd party. And 2nd party have no right to oppose the same.
AND WHEREAS : The Land Owner 2nd Party has hereby declared that the Schedule Land is totally free from any encumbrances and any litigation to the best of his knowledge.
SCHEDULE
All that piece or parcel of land containing by admeasurement 27 Satak or 13.5 Ganda or 1080 Sq.Meeter  Nal land  (Paddy land) at Mouza : Whaidpur, P.S. Mirsari, District. Chittagong, under R.S. Khatian No. 688 R.S. Plot No 5926 corresponding B.S. Khatian No. 1321 B.S. Plot No. 7045.
which is butted and bounded.

By the South :
By the East :
By the West :
Within this boundary the Schedule land is situated.

IN WITNESS WHEREOF the 2nd party hereto sign and execute this Agreement on the day month and year first above written.
